Consent-Free Pole Sheds
NON-CONSENTED SHEDS:
You can build a rural shed in New Zealand up to 110 m² without a building consent, as long as it meets the government’s exemption criteria. These requirements include:
Internal floor area no larger than 110m².
Maximum height of 4m above floor level.
No unsupported span greater than 6m.
Design wind speed below 44 m/s.
Structural design signed off by a Chartered Professional Engineer (CPEng).
Set back from any other building by at least its own height.
Even when a shed qualifies for this exemption, it must still comply with all local council and district planning rules, including boundary setbacks, site coverage limits, and accessory building size restrictions.
Regional Allowances:
Some councils offer extended exemptions. Central Hawke’s Bay and Hastings District Council allow rural sheds up to 150 m² through the consent‑exemption application process. We can assist with this pathway and ensure your design meets the required standards.
Our team checks these planning rules for your property and designs a shed that fits within the consent‑exempt criteria, giving you a compliant, efficient, and stress‑free build.
KEY BENEFITS OF A NON-CONSENTED SHED:
Fast lead times, with builders onsite in as little as 3–4 weeks
No council consent fees.
No 4–6 week wait for council approval.
No Geotechnical or Stormwater reports required.
No council inspections, reducing the risk of construction delays.
